Terms
This page summarises the terms as they appear in the seasonal rental agreement. The full, signed contract is sent to you once your booking is confirmed.
The accommodation (The Loft, Suite Macao, or the whole villa), located at 1008 route forestière de la Cochette, 74410 Saint-Eustache, is rented for temporary residential and leisure purposes only. Any commercial, professional, or industrial activity is strictly prohibited.
Bookings are confirmed upon payment of a deposit, the amount and date of which are specified at the time of the request. The balance is due before arrival, as agreed in the payment schedule. Payments are made by bank transfer; a receipt is provided on request.
Tourist tax, set by the municipality of Saint-Eustache, is communicated separately and must be paid no later than one week before the start of the stay.
Check-in from 5pm, check-out before 10am. A joint inspection and inventory is carried out on arrival and again at departure. Any issue must be reported within 24 hours of check-in; after this deadline, the property's condition is deemed accepted without reservation.
The number of guests is limited to the stated capacity: 6 guests maximum for the Loft, 6 guests maximum for Suite Macao, 10 to 12 guests for the whole villa. Any additional occupant requires prior written approval from the host.
A security deposit is required to guarantee the guest's obligations: €2,000 for the Loft, €1,000 for Suite Macao (combined amount for the whole villa). It may be paid by bank transfer before key handover, or via the Swikly platform (uncashed guarantee). It is refunded within 15 days of the end of the stay (3 weeks for a Swikly guarantee), minus any repair, extra cleaning, or replacement costs identified at the check-out inspection.
Cancellation by the guest, more than 7 weeks before arrival: if the property can be re-let for the same period at the same price, the deposit is fully refunded. If it cannot be re-let, the deposit is retained by the host.
No-show: if the guest does not show up within 24 hours of the scheduled arrival date and time, the contract is automatically terminated and the full rent is retained by the host.
Early departure: no refund is given for an early departure once the stay has started. The security deposit is refunded under the usual conditions.
Cancellation by the host: if the host is unable to fulfil the contract (force majeure, incident, etc.), an equivalent alternative may be offered. Failing an acceptable alternative, all sums paid are refunded in full.
Force majeure or government decision: in the event of a force majeure event or a government decision making the contract impossible to fulfil (travel restrictions, administrative closure, etc.), all sums paid are refunded in full, or the stay is rescheduled by mutual agreement.
The guest is responsible for communicating these conditions to all occupants, who are jointly liable for compliance.
The building falls outside the scope of lead-poisoning prevention legislation, having been built after 1 January 1949.
Personal data collected as part of the booking (name, address, email, phone) is processed by the host solely to fulfil the rental contract. It is never sold or shared with third parties. This contract is governed by French law. In the event of a dispute, both parties will seek an amicable resolution; failing that, the competent court will be that of the jurisdiction where the property is located.
